Recently more and more foreigners are interested in real estate market in Bulgaria. This tendency is increasing with a view to Bulgaria is on the point of joining the EU in 2007 and this tendency is increasing. Our country provides nice conditions for holidays and for profitable investments.
Atlas Real Estate Agency is orientated towards everybody for whom Bulgarian real estate market is a new ambition. We have been dealing at this market for 10 year - the very beginning of the real estate market in Bulgaria. Our experience gives us the self-confidence to stand on this challenge.
At the moment due to Bulgarian legislation there are some obstructions for foreign investments. Foreign nationals and foreign legal entities may acquire ownership title over buildings and limited ownership rights over land property in Republic of Bulgaria. Foreign individuals cannot own land (this is a Constitution prohibition). However, the Foreign Investment Law removed the restrictions on buying of land by local registered companies with foreign participation. By setting up or joining a company incorporated under Bulgarian legislation foreign person can acquire full land ownership rights including agricultural lands.Buying an investment property or holiday home in Bulgaria is a very considerable task. The bureaucracy is great for the uninitiated. To this end Atlas Real Estate Agency and its legal department proposes support and ensures complete service to our clients in buying property in Republic of Bulgaria.

Our fee is 5 % of the purchase price of the property (but minimum EURO 2 000) payable as fallow: 50 % at signing of Preliminary Contract and 50 % at delivery of Title Deed of Ownership. We also levy EURO 50 viewing charge per day for properties out of Sofia to cover transport and other costs.
The clients are responsible for the next extra expenses:
1. Registration of a limited company for and on behalf of the client (when
it is necessary) - EURO 1 000 (This fee includes taxes, legal fees, and document translation and legalization costs).
Please note: For the registration you have to deposit in a bank a share capital 5 000 BGL which can be withdrawn after the registration of the company.)
