Leasing Procedures
Showings: Please call us for an appointment to see the unit. someone from our office will accompany you to answer questions. We give residents 1 day prior notice.
Applications: We have no waiting list. The first group with acceptable applications and the fee gets priority. The non-refundable application fee is the greater of : $30 or 5% of the monthly rent. This fee buys credit and reference checks.
Tie Breaker: If competing tenants apply simultaneouslly, priority goes to the first one who scheduled the appointment to see the unit.
Signing: Call us for an appointment to sign the lease. If you don't sign within 5 days, then we may lease the unit to someone else.
Rent
The listing shows the periodic payment due each month. For September-August and May-May leases, it's the total rent for the lease term divided into 12 equal payments. It's due on the 1st of the month. We accept post-dated checks to help you avoid late fees.
Lease Terms for 2000-2001
The lease terms are either: Sept 1 - Aug 20 or May 15 - May 4 (unless noted otherwise) The term is a couple weeks less than a full year to permit cleaning, re-keying and repairs.
Security Deposit
We usually require a deposit of 1.5 months rent. If you have all of the following we might reduce it to only 1/2 month: good references, good credit history, cosigners with good credit.
Cleaning/Rekeying/Inventorying Fee
This fee is due with the last rent payment. It ranges from about $100 to $600, depending on the size, number of rooms, furnishings and amenities with the unit.
Pets
*No dogs are allowed *Disability assisting animals are OK
*Aquariums are considered furniture and allowed *Other pets may be negotiable
