Here are the most common reasons for replacing a window or door:

Water Damage:

• Soft spots or wood swelling to surface of door or window , which may cause door or window not to open or shut correctly.
• Soft, spungy, or brocken wood. May cause frame to bulge or swell, causing window or door not to open or shut properly.

DRAFTS:

• Air leaks around doors or windows.
• Caused by either a broken frame,
• Bad seal on glass,
• Lack of insulation around window or door,
• Damaged frame
• Broken or damaged seal plate.

BAD SEAL PLATE:

• Broken or missing wood due to rot or water damage.
• Damage due to neglect or mishap.

BROKEN FRAME:

• Cracked or missing wood,
• Due to rot, water damage, or neglect.
